Why there's no single price for roof cleaning

Anyone quoting a roof clean without seeing the roof is guessing. Two houses that look similar from the street can be very different jobs once you're up close: one might have light surface moss that scrapes off easily, the other might have decades of build-up holding damp against the tiles, with lichen worked into the surface. That's why we always come and have a proper look before giving a price, rather than quoting over the phone from a description.

What actually drives the cost

A handful of factors do most of the work in setting a fair price:

Roof size and pitch. A bigger roof and a steeper pitch both take longer to work on safely, whatever method is used.
Access. A straightforward two-storey roof reachable from a tower is quicker and cheaper to work on than a tall, complex roof needing cherry picker access.
How much moss and lichen has built up. Light surface moss scrapes off quickly; heavy, established growth takes longer to remove properly and may need more than one biocide application.
Roof shape and complexity. Valleys, dormers and multiple roof planes all add time compared with a simple pitched roof.
Gutters and downpipes. If moss has been shedding into the guttering, clearing that out at the same time is often worth doing together.

What a fair quote should include

A proper roof cleaning quote should be clear about the method, scrape the moss off by hand, then apply a biocide treatment at low pressure to kill what's left at the root, and should say plainly whether it includes gutter clearing, whether a second treatment is likely for heavy moss, and how access will be managed on the day. If a quote is suspiciously cheap, it's worth asking exactly what method is being used; pressure washing a roof is quicker and cheaper to do badly, and it damages the tiles in the process.

Because roofs that look similar can need very different amounts of work once you're up close. A quick look in person means the price you're given is accurate, not a guess that changes once someone's on the roof.

Is a cheaper quote always a worse quote?

Not necessarily, but it's worth checking the method being used. A quote that's much cheaper than others is sometimes cutting corners on method, pressure washing instead of scrape-and-treat, for example, which costs you more in the long run through shortened roof life.

Does a roof cleaning quote include gutter clearing?

It depends on the job, ask up front. Since moss often sheds into gutters, it's frequently sensible to have both done at the same time, and a proper quote will make clear whether that's included.

How long is a roof cleaning quote valid for?

We'll always confirm this when we quote, but moss keeps growing, so it's worth booking work in reasonably promptly once you've had a quote you're happy with.
